Foreclosures are excellent investment opportunities as they are often sold for prices lower than market value. However, it is imperative to be a wise buyer and watch for several issues that can quickly sour a great deal. Take note of the following to ensure your purchase does not become a disaster.

Unfortunately, when you purchase a foreclosed property, you get all the other liens that are attached to it as well. Be sure to complete a title search to find out what liens are held against the property before making a purchase.

Former Homeowners

Sometimes the previous owners are resentful and will refuse to move out. It will be your job to evict them. Again, it’s important to research this ahead of time to fully understand any further action that may need to be taken.

Different Procedures and Research Requirements

When purchasing a foreclosed home, you will need to research the situation more than you may have to when buying a regular home. You are purchasing the good with the bad and it’s important to know just what “the bad” entails.

As-Is Properties

Most foreclosed properties are sold as-is, which can mean major repairs for the new homeowner. Previous owners may not have taken care of necessary repairs or taken out their frustration by damaging the property. This could lead to costly repairs upon purchase.

Quick Payment

When purchasing a home from auction, the payment time is very quick. You will need to have the cash available or be pre-approved with the assurance that you will be able to complete the sale quickly with no glitches.

Foreclosures can be a wonderful investment tool and/or a great way to find a home cheaper than the normal market. However, buyer beware — take each step carefully and cautiously for one mistake can destroy the deal and put you in a financial mess. Fortunately, as you gain more experience investing, you will be able to spot these deal breakers quickly and begin looking for an alternate property.
